Thiruvananthapuram: The Revenue Department in the state has directed its officials to revise the fair value of the land converted under the Kerala Conservation of Paddy Land and Wetland Act.
Upon converting paddy land into dry land after the owner pays a certain amount as fees, the officials will also revise the fair value of the land and issue a gazette notification.
The fair value of land is the minimum valuation decided by the government for all land in the state. However, fair value will be lower in the case of paddy land compared to dry land. Therefore, when such land is converted to dry land, its market value will also increase.
However, some sell those converted lands at the fair value set for paddy land. Therefore, to avoid revenue loss for the state, the government opt to revise the fair value of lands.
