Mumbai: The Brihanmumbai Municipal Corporation (BMC) has initiated an investigation into a possible violation of Coastal Regulation Zone (CRZ) norms at Bollywood actor Shah Rukh Khan’s seafront residence, Mannat, located in Bandra, Mumbai.

The action follows a formal complaint lodged by RTI activist Santosh Daurkar, who alleged that the ongoing renovation at the property may be in breach of environmental regulations governing coastal areas.

A BMC team visited the bungalow on Friday, to conduct an on-site inspection. The objective of the visit was to assess whether the renovation work being carried out at the site complies with CRZ guidelines, which are applicable due to the property's proximity to the Arabian Sea.

During a recent site inspection, officials from the forest department were accompanied by personnel from the BMC’s H-West ward building and factory division, as well as the building proposal department.

According to sources, representatives present at the site assured authorities that all required permission documents would be provided. A BMC official clarified that their role was limited to assisting the forest department and they held no direct involvement beyond that.

Officials have confirmed that the inspection findings will be compiled and submitted to the complainant by 11 am on June 21. The report will outline whether there has been any unauthorised construction or deviation from approved plans.

Renovation work at Shah Rukh Khan’s residence, Mannat, began in May 2025 and involves the addition of two new floors to the annexe structure adjacent to the main heritage bungalow.

Mannat, formerly known as Villa Vienna, is a Grade III heritage property, meaning any alterations must strictly adhere to guidelines aimed at preserving its architectural and historical integrity.

Shah Rukh Khan and his family are currently residing in a nearby building in Bandra while Mannat undergoes renovation.

As of now, there has been no official comment from the actor or his representatives regarding the inspection or the complaint.
